FLOOR ASSESSMENT
Before sanding begins, we look at the condition of the hardwood, including scratches, worn areas, damaged boards, uneven sections and previous coatings. This helps us determine what the floor needs and whether any repairs should be addressed before refinishing.
SANDING
Professional sanding equipment removes the existing finish, surface scratches and wear while exposing a fresh layer of wood. We use dust-containment equipment to capture much of the airborne dust produced during the sanding process and keep the work area cleaner.
STAIN & FINISH
Once the floor has been properly sanded and prepared, you can keep a natural wood appearance or select a stain color that better fits your home. We then apply the appropriate protective finish based on the project and desired sheen.
FINAL INSPECTION
Before the project is complete, we inspect the floor for consistency in the sanding, stain and finish and address any areas that require attention.

How often should hardwood floors be sanded and refinished?
There isn’t a fixed schedule for every hardwood floor. How often refinishing is needed depends on the type of wood, finish, foot traffic, pets, maintenance and how much wear the floor receives. Some floors can go many years before needing to be sanded again.
If the finish looks dull, scratched or worn through in high-traffic areas, we can evaluate the floor and determine whether a full sanding and refinishing is necessary or whether another maintenance option may be enough.
How long does the sanding and refinishing process take?
Most sanding and refinishing projects take several days, but the exact timeline depends on the square footage, condition of the floor, repairs required, stain selection, number of finish coats and drying or curing time.
We’ll give you a more realistic timeline once we see the floors and understand the scope of the project.
Will there be a lot of dust during the sanding process?
Sanding hardwood naturally creates dust, but modern dust-containment equipment makes the process significantly cleaner than traditional floor sanding.
Our equipment captures the majority of dust at the source while we work. No sanding process can honestly be called completely dust-free, but dust containment can dramatically reduce the amount that spreads throughout the home.
Can all types of hardwood floors be sanded and refinished?
Most solid hardwood floors can be sanded and refinished multiple times, depending on how much wood remains above the tongue and groove and how aggressively they were sanded in the past.
Engineered hardwood requires more caution because the real-wood wear layer can vary considerably between products. Some engineered floors can be refinished, while others should not be fully sanded.

Should You Refinish or Replace Your Hardwood Floors?
If the hardwood itself is still structurally sound, sanding and refinishing may be a much more practical option than replacing it.
Refinishing can remove surface scratches, worn finish and many stains while also giving you the opportunity to change the color of the floor.
Replacement may make more sense when there is widespread water damage, extensive movement, severe structural damage, too little wood remaining for another sanding, or when you simply want a different type or width of flooring.
