An open room and several small rooms with the same total floor area can require different work. Closets, corners, thresholds, stairs and access routes affect the amount of detail work and how equipment can move through the space.
Floor condition and previous coatings
Damaged boards, uneven areas and existing coatings can change the preparation required. Some stains or damage may need a repair rather than additional sanding. Discuss known moisture issues and previous refinishing before the schedule is agreed.
Wood type and remaining wear layer
The floor’s construction and previous sanding matter. Some engineered floors have limited material available for another sanding. An assessment should establish whether the proposed refinishing approach is suitable before the work is booked.
Repairs, stain decisions and project sequence
If boards need replacement or you are changing the stain, those decisions belong in the estimate. Ask about hardwood floor repairs and sample approval early so the work does not depend on an unresolved choice after sanding starts.
How to prepare your home before the crew arrives
Ask what needs to be moved, who is responsible for moving it and where it can be stored. Keep the access route clear, discuss any appliance or heavy-furniture handling, and identify which rooms your household must still reach during the project.
- Agree on furniture removal and replacement responsibilities.
- Plan safe routes for people and pets outside the work area.
- Discuss dust containment and the cleanup included in the scope.
- Confirm stain samples and the selected finish system.
- Ask how work in adjoining rooms will be coordinated.
Dust containment helps manage sanding dust; it is not a promise of absolutely no dust. Discuss the plan for your home instead of relying on a generic “dust-free” description.
Drying and full curing are different milestones
A finish may be ready for the next coat or limited foot traffic before it has reached its full cure. The instructions for the exact product and system determine when furniture, rugs and normal cleaning can resume. Room conditions can also affect drying.
For example, Bona’s US technical data sheet for Traffic HD gives different intervals for drying, walking and full curing, and instructs users to wait until full cure before replacing area rugs. This illustrates why those milestones should be discussed separately; it does not identify the finish selected for your Precision project.

Can sanding and refinishing be completed in one day?
Do not assume that the sanding schedule covers the entire refinishing process. Preparation, repairs, stain, finish coats and return-to-use restrictions need their own allowance. Request a timeline for the complete scope after the floor has been assessed.
Can we use the room as soon as sanding is finished?
That depends on the next stage of the work. If stain or finish is still to be applied, the room is not ready for normal use. Follow the contractor’s instructions for access during work and for the selected finish after application.
Will a larger crew guarantee a shorter project?
Some work can be organized differently, but adding workers does not remove the finish system’s drying or curing requirements. Ask how the proposed sequence affects your rooms rather than expecting every stage to be shortened.
Should we move out during the project?
Discuss the rooms involved, access to sleeping and living areas, pets, ventilation requirements and the finish system before deciding. A project in one room can affect a household differently from refinishing most of the home’s floors.
